My third deal was my best.I searched the classified ads and located a condo for 49,000 with seller financing and a 1000 down.I immediately went over and viewed the property and then contacted the seller.We met at the property and it was a beautiful property at the _base_ of a mountain on a culdesac.It had a beautiful park just across from the condo.The unit was a front unit 2 bedrooms and 1 bath and garage.I offered a deposit and the contract was drew up and escrow was immediately open and we closed upon aa additional 500 after little over a month.I held the property for about two years, then the market started to go up in 2004 and properties started to climb and the condo reached a 100,000 or more.I contacted a realtor then and put the property on the market and several demand letter's went out to the seller notifying him of intent to sale, he responded finally and the property sold for 100,000 and the previous owner was paid off and the realtor commision,also the property was bought on a wraparound morgtage. I walked away from the closing with a check from the realtor for about 46,000 then went and invested about 10,000 in another property and had aout 36,000 working capitial left.
I only learned of investing thru Careleton Sheets course and other seminars I have attended over the years.I earned that in about 30 days after the sale went up so the course does work.

That's great "Karma;" now, what do we do when most people are upside-down on their mortgages? Your thoughts are appreciated.

Certainly, "most people" are not upside down in their mortgages. Carleton's real estate stratagies are the same, there's just more opportunity to buy, now!
