My name is Justin and I just got my very first investment deal and I'm very excited. I'm currently located in Doylestown, PA (outside of Philly) and my investment property is located in New Castle, IN. I was very nervous and scared, but was able to overcome and complete my FIRST INVESTMENT PROPERTY! I could not have done it without the help of Daniel Gutowski he did the homework and research for me, with this being my first property. He help me with location, loan, and even got me a great property manager for my investment. Daniel also got me cash at closing and most important no money down!!!
After all said and done I ended up with $3500 in pocket, 1 year of home insurance free w/ my investment being fully rented out and making positive cash flow. I plan on doing more business w/ Daniel and I encourge anybody with or with no experience in real estate contact Daniel to help with your real estate portfolio.

Justin,
Thanks for the positive energy sharing your story. I have been trying to get my first investment property for quite awhile now and still have nothing. Please tell me step by step ( in a general way ) how you really did it. I have even spent the $ for the Coaching and seem to be getting nowhere.
Who is this person that helped you out, I can't back page to get the name right now. Please anything you can tell me will help me greatly. Also I am wondering if you are networking with anyone , locally or otherwise? I am in Palm Bay, Florida .
Any positive ideas for me on time management too ? Thanjks again for the motivation and I hope to keep in contact with you and build my portfolio.

While you are waiting to hear back from Justin & Dan, assess your situation. Decide what you are looking for (single family? multi-units? commercial properties?), and how you plan to finance it. Check in your area for local investors clubs. They are great places to network for properties -- most seasoned investors have done, or at least are familiar with the concepts of creative deals.
As far as time management goes, perhaps you could drive neighborhoods on your way to and from work, or during your lunch hour.
