After 28 years of long hours and the stress of managing a car dealership, 60-year-old Lloyd realized, "I've got a lot of time in this business, and there's no retirement plan at all. I've got to do something!"
After purchasing Carleton's course, Lloyd relates, "I said to myself, 'I'm putting a game plan together. I forecast and put game plans together in the car biz. I'm going to do it for my life.' I plotted out a 10-year plan, and I'm about 20 units ahead of schedule."
Although Lloyd started with a modest net worth of about $35,000, today he controls over $3 million worth of property, has a net worth of $1.3 million, and has a positive cash flow of about $10,000 per month.
His portfolio includes 15 properties with a total of 67 units.
"If it were not for real estate," he points out, "the only thing that I would have to look forward to, financially, would be Social Security. It's a pretty sad situation when people work all their lives and that's the only thing they've got to look forward to—as far as an income."
Instead, Lloyd has been able to reward himself for his success. He has a 38-foot boat at the dock behind his house, and he and his wife have been able to take vacations to Hawaii, Acapulco, Paris, the Bahamas, and other exciting destinations. He's also been able to work the hours that he chooses—commuting only seconds to his home office.
"There is a satisfaction in knowing you're able to provide housing for some of these folks that really can't afford, or think they can't afford, to get into a home of their own," Lloyd confides with a smile. "I find that if you can build a good relationship with tenants, they will send you business. [Oftentimes, they will refer other prospective tenants to him].
"That is very rewarding," he reveals.
