All I do is rehabs. First thing is I would NEVER live in the rehab while it was being worked on. Second thing is I would never DO THE WORK MYSELF. I have a contractor who I employ per job to do each rehab. This frees me up to find other rehabs and to look for financing. The work gets done faster and we all get our money. By the way I don't use any of my own money to either purchase the house or fix it up.

Hello; there are different kind of fixers, about four to be exact. First you have the Cosmetic, the one that has the bad curb appeal, needs paint, broken windows or doors, carpet stained and or torn, holes in the walls and broken appliances and fixtures. The cosmetic fixer is much easy to fix then the next three. The second fixer is called the Rejuvenator, the one that has hidden problems ( often looks better than the cosmetic fixer). Needs wall and floor insulation, Needs heating/cooling system, needs to be replumbed and/or rewired, other hidden damage. The third fixer is called Broken-Back, may look good or bad. Has a seemingly unsolvable problem, such as a cracked foundation, too few bedrooms, or bathrooms, or collapsed roof beams. Damage from earthquake, flood, or other natural catastrophe, lead or asbestos contamination. The four fixer is called the Scraper, no foundation, violates building codes, ready to fall down, no hope of salvage. Knowing what type of fixer you have, you can be better prepared on handing the situation.
