HELLO EVERYONE I AM NEW.  I WOULD LOVE TO MAKE THE AREA OF DISTRESSED HOMES MY SPECIALTY.  I LIKE FIXING UP THINGS.  I HAD A PARTNER WITH MONEY BUT HE WAS DEPLOYED BEFORE WE GOT STARTED AND MY CREDIT IS BAD BUT I AM STILL DETERMINED.  I HAVE READ THE PROGRAM AND I CONTINUE TO LISTEN TO IT IN MY CAR AND I KNOW THAT IF I BELIEVE IT, I CAN ACHIEVE IT.  ALL I NEED IS FOR ALL OF YOU TO PUSH ME IN THE RIGHT DIRECTION.  PLEASE HELP.

My advice is for you to join a Landlord group or Ivestment group, find out who want's to get out of the business and is welling to sell you their properties by (adding your name to their deed) so you can just refi the property.

But first find a bank or mortgage broker that will do this. most want 6 months seasoning, but some will refi the property the next day, ( I have done this and it will work.) It really will work and within 2 weeks you can be the owner of the property, because this away you are just Refi the property to pay off the other owner. see what I'm talking about. just keep looking never give up the only person that holds you back is yourself.

Also talk with your Attorney and get his advice. talk with mortgage brokers and find you one that acts like he want's to help you !

because he should know investors because, just think for a minute, they come to him for loans just like you will, get some names from him have the broker call his buddies if they have properties they want to sell, and yes they do have them, and they can make the numbers work, that's the key to it anyway.

Stay away from properties on the MLS at first, you don't have any lead way to be flexable in the finance deptment unless you have the down payment and fix up money.

if a dog is after a sent he will run it down , but if it splits in to 2 he will come home empty, so don't make investing hard it's simple, work one path at a time, find away that will work, by finding a investor that is doing it or has done it.

So, don't give up, just keep learning the investing ( business,) because that is what it is. Happy Investing I hope this has helped you.
