I am having the worst struggle with my business; the past couple prospective deals I've come across have been a nightmare; and I've only just begun!! I present an offer to place the property under contract, let them know I will put a tenant in teh property to keep payments coming in... and they aren't interested! It's like they wnat to keep control of the property-which I can understand. But are you trying to keep control or get your property SOLD???
I've been in business for only 4 months; and I'm really wearing thin. I'm falling further behind financially because I'm spending everything I have in marketing my business... what am I doing wrong????
I don't have tons of money to spend on all these guru's programs, or set up all these expensive automated systems. I am a single mom of 2 kids; time is VERY valuable! Can anyone help me?

I am sorry to hear of your bad luck! How are you marketing your business? Perhaps the people who are selling aren't as motivated as they would lead you to believe.

You don't have to buy any more programs,just focus and remember it is a number game.Review the chapter on finding motivated sellers.Work the classified ads and run a small inexpensive ad.Private investor will buy income property,will look at all any condition.Hope this will help.

I have had a great number of people contact me via the many "free" classifieds available on the internet. This type of marketing is just as useful as any paid type this early in your investing career. There is so much information to learn and absorb. Don't be discouraged, you are actually building a strong foundation, which in the future should be capable of withstanding any hurricane force winds the market throws in our directions.

I understand your desire to create success, but
most success starts with your attitude, and being
willing to pay the price that is necessary to
be successful.
What if you baby took a long time to start walking
and when most kids starting walking at age 1, and
your kid was still crawling- would you give up
and stop helping to teach you kid to walk?
You wouldn't - why because you know if you kid
continues to give the effort - eventually they
will be walking like everyone else.
It is the same thing with investing in RE, it
took me close to 2.5 years after reading carlton
sheets course to take action, and begin calling
sellers. It took me and another 1.5 yrs before
my partner and I bought our first property, and
that was over $15 mil worth of property ago.
I started reading carlton sheets in 2000, and
all I could afford was a used copy off ebay.
Now I had my ups and downs with the market,
but I will be back on track to buy and sell over
$200,000-$500,000 worth property via wholesale,
short sale, and rehabbed(retail) within the next
90 days. It has bee a slow recovery - I lost of
ton of money when the market went down, but I
learned my mistakes, and I am a better investor
because of it.
Your solutions is you need more leads, more
motivated sellers to talk to...So focus on that,
ask yourself-
How many people(friends & family) know that you buy real estate?
How many biz cards do you pass out per day?
How many flyers do you put out?
How many FSBO's have you called?
How many landlord ad's have you called?
How many realors have you talked to?
How many probate atty's have you called?
How many divorce atty's have you called?
How many REIA meetings have you attended?
This is a business, you need money to be in business,
find something to sell to create enough money to invest
to advertise- this is a fact- not an option.
Hang in there and remember you can "Make excuses
or make money- but you can't make both!"
