Here's my first post - maybe it fits what You are looking for. I am TOLD that the 5000 or more realtors in this County of Florida have NO IDEA about "short sales" - since NEVER in the past has any property EVER got to that point! BUT this market hit SO HARD down here and there are NO MANY people who have MULTIPLE PROPERTIES - that they can NOT MAKE THE PAYMENTS -- LIKE ME!!!!!
Here's my post -maybe we can "work together" on this:
People here in Naples area, like myself, NEVER thought the market crash would hit here, NOR last this long. I myself could NOT flip these properties I have, so I must "Short Sale" them vs. foreclosure - BUT, I would like to live in them for a while - until the market turns -- so an INVESTOR can make a killing down here - BUT - WATCH OUT! There are some "dog" properties which people left unattended and are infested or worse. I want to be a PROPERTY LOCATOR for investors - who can make a killing in the next 6 months - since the MLS predicts that the market will turn around in mid-2008, but the "deals" are NOW before the Rich Seasoner's (Snowbirds) get down here. This is one of my properties, I have an appraisal dated 1-15-2007 stating it's worth $615K - I put over $100K into the property to make it a Horse Training Business for my daughter - so She NEEDS to live there, stay there, maintain the place - especially so SOME INVESTOR can reap the profits from MY STUPID FINANCIAL DECISIONS!! The Lender is willing to short sale - dump his home equity line at $180K, and sell the property for $400K to cover the mortgage debt. In jsut ONE YEAR, an INVESTOR should be able to sell it at the $615K appraised price - and make $215K profit!!! UNFORTUNATELY, I have TWO (2) more properties like this that I MUST SELL, since I have defaulted on all 3 !! I would like to find an INVESTOR to partner with, trying to MAKE SOME MONEY on my STUPID FINANCIAL DECISIONS. Buy another one of these properties from Me - for me to live in for ONE YEAR while I "Get My Act Together" - and ALSO to LOCATE MORE PROPERTY DEALS like this, and make us BOTH MULTI-MILLIONAIRES IN JUST ONE (1) YEAR!! I KNOW where they ARE - and I KNOW where they ARE NOT!! Fernando, I know that this post was posted several months ago, but I wanted to leave my contact information with you. I'm a Property Locator in IL. I have a list of "Short Sale" Properties, foreclosures and so forth, these are really great properties to invest in that you will need to go through the Sellers lender and or bank and some are just straight with the Seller, But they are quick sales.
