Researching Public Records for Real Estate

There are basically two main reasons why someone would want to research public records for real estate. First, if you are interested in residential or commercial development of a tract of land, you may need to get details regarding who owns it in order to attempt a negotiation for sale. This can be done by investors, developers, and private individuals. Next, if you are interested in purchasing a home and are in the negotiation stage with the seller, you may want to check the public records for real estate liens, taxes, and property valuations.

Once you have determined a need for searching public records for real estate you can go about getting the information a few ways. First, you can do it the old-fashioned way and go to the county courthouse or other pertinent government agency where the records you need are stored. There is typically a form that needs to be filled out and a processing fee. If you need certified copies of records, there will be a copy fee assessed as well. Searching public records yourself will give you hands-on experience and immediate access to the data that you need. It is also typically less expensive than other means.

Today, though, most people do not bother leaving their house to search public records for real estate. The Internet has provided a highly valuable and convenient tool for searching records. Vast databases store pertinent data on property holdings and can be searched a number of ways. There are a variety of websites available on the Internet that will allow you to perform searches on specific property using an address, zip code, or property description. Some searches will allow you to look for property based on a person's name also. There may be fees for these Internet searches and they vary from site to site. Some require a paid membership and allow you a certain number of searches. Others charge on a per search and per document basis.

Researching public records for real estate is especially helpful for investors who are looking at developing land and need information on the owner, for investors who flip houses and for individuals dealing with the purchase of a "for sale by owner" home. In these cases, it is especially helpful to get all the information you can. However, if you have a Realtor® working with you, the Realtor® will be able to get all this information. With many years of experience, their services can be very valuable.
