New to muti-units, Could anyone give me some advice on the best way to figure vacancy allowance from past experiences?

Talk with property managers that manage properties in the area. They will know best. If you property is a little better than the rest and your rents are competitive then expect a little lower vacancy rate. If the condition of the property is worse than the area properties then factor accordingly as well. When purchasing a multi unit always ask to see the rent rolls for the last two years but do not expect it to be accurate unless you are able to verify.
