Just wanted to update- I had my HUD inspection and passed with no problems. The inspector was nice and just had a couple of comments about the house like one closet that needed to be drywalled on the inside, and a couple of windows where the trim paint needed repainting (we are in the process of repainting the exterior). She gave us a full year to have the issues fixed, which I found more than fair. So, still a positive situation!

Hi Sewgifted. I've been watching your updates. We also are wanting to know about section 8 tenants. So far we've been turning them down. If things work ok for you, then we will probably try it ourselves. Thanks for the updates!

I am also glad to hear from someone from Missouri. We are from Joplin,how about you if you do not mind me asking. Since I posted the messege, I met a guy from Nixa who loves section 8 and got a ton of info from him. I will definitely go with section 8 tenants. Lots of success to you.

Hi Sewgifted, glad to see you guys are all moved and back on the forum! I was hoping you didn't just disappear like so many others on the forum. I'm now working with a new loan officer(from Bank of America in Columbia Mo.), in order to do special financing on a "NO Ratio" loan. That will enable us to continue to our hearts delight on Real Estate purchases.(As long as there is a positive cash flow). I look forward to the day when my wife can work with me full time instead of the job she's had for 29 years. Without her job, this would not have been possible. I work on Real Estate full time now, and am now looking for our 5th property. Keep us posted Sewgifted and Joplininvestor!! I learn just as much from our mistakes, as I do from our successes.
