Looking for Commercial Investment Property in MD,VA or possibly GA
Multi-Family apartment complex or street level store front with rentable apartments on 2/3 floor. Must be low maintenance no alligators $60,000 + yearly positive cash flow. Documented rent roll of more $4,000 + monthly and less than 5% vacancy rate. No structural problems or major defects of course. Need Minimum CASH BACK AT CLOSING $15,000 +.

Prefer (Howard/Anne Arundel/ Parts of Baltimore County also willing to consider PA,York-Dove Areas)
Residential property 3-4 bedroom 2.5 bath in the $200,000 range. Willing to consider distressed or foreclosed properties. Property MUST HAVE $20,000-$45,000 in equity priced suitably well under market value in a great neighborhood. Prefer NO MONEY DOWN AT CLOSING! NEED minimum $12,500 BACK AT CLOSING! Seller must be willing to pay all closing costs/credits.


Questions:
1)Anyone come across any properties like these?
2) Additionally does anyone know of any lending Institution with No seasoning requirements/no minimums residence requirements to refinance on non-conforming loans?
3) I really don't know the area well and a knowledgeable Real Estate Agent that has the inside information on great properties and knows the area well would be a great asset!

4) Has anyone invested in a car wash? Can you give me some information? I am looking at a property out of state with a monthly positive cash flow of $8,000 and a sale price of $800,000 wayyyyy out of my league is a car wash a good commercial investment?
5) Anyone have experience with Grants or loan programs too that might that can make these deals a reality!?
6) Possibly looking to partner with someone and split the profits 50/50.

Want to close in 30-90 days. ASAP!

Hello, I'm in Atlanta GA. I have investments properties in Columbu and Atlanta GA. What part of GA are you looking to invest? I have a great investment property multi unit 100% occupied with section 8, these are upsale tennents. looking to sell ASAP. leaving the area.
