Yes Multi is better.  Less Headaces, and if you have a house and they move out you will need to get a new renter asap or go into your pocket to pay the bills and you do not want to do that.  :'(

Looks like there are alot of good pros and cons to both SFH and multi-units. I think that a nice mixture of both is nice! Don't homes tend to get more long term renters? I would think so. I also know from personal experience that it is easier to acquire a SFH for a new investor than a larger priced multi unit. Fun debate, but I say just buy either one if the numbers are right and you can make it happen!
