I was hoping I could speak to you about the Hotel Partnership I have been working on. I am at the point where I need a legal professional to compile the information I have and make an offering document that I can use to solicit investors via a licensed securities broker.

I would like to find out how many hours it would take you to do something like that, if you were able to actually do that type of document, what it would cost me, and how long would it take to for me to obtain those documents from your office?

I was hoping I could have this task completed by the end of March or the first half of April. It certainly doesn't help matters any that my phone is out, restricting me to the email or incoming calls.
I have certain materials at my disposal that lead me to believe that I am ready for the legal documentation portion of this deal. It is my hope to stay on top of the details that surround this opportunity and not fall behind in any way that would be within my control, such as having the offering documents put into a proper legal format.
In light of the current need I have, (obtaining an offering document to legally solicit this opportunity to investors to create a partnership for the sole purpose of purchasing real estate) I appreciate all of your efforts that you have put forth with helping me navigate this real estate business. It truly does make all the difference in the world knowing that you have a reliable professional team of people working with you.

This is actually a letter I wrote to a Real estate Attorney I had been working with a couple of years ago. I never did hear back from him Re: this matter. I didn't have the money to pay him up front and I was kind of hoping that he would take his money after the deal went thru. I was trying to put together a partnership to purchase a 460 room Hotel for $105 Million. I would have raised $120 Million. Each of the shares was $100,000.00 I worked out 10 shares for myself with an option to purchase each share at a discounted rate if I was successful in creating a profit that well exceeded their initial investment. The profit would have come from the $10 Million in reserves and $5 million in an investment fund to buy other real estate. It was a fun project to work on. I qualified to see the detailed property info spoke with the RE agent on a number of occasions. In the end, it was the lack of money that prevented me from following thru. I was a lone star at that point. Now I try to bring people in and work together as much as possible.
