" A verbal contact isn't worth the paper it's written on."
You have heard this many time before. The "submit any and all offers" dosesn't include verbal offers because verbal offers aren't considered full-fledged legal offers. You've tortuously (yes, painfully) prepared an offer to buy. While you were preparing it you made it perfect for the seller and for you. The seller turns it down. You curse yourself for having wasted 45 minutes to an hour preparing this written offer.
Your time is an asset, Typing up or handwriting an offer, a legal document, take time. Can limiting yourself to formal written offers can this be a hindrance to both your business tempo and to your enthusian? And What is the propose of a letter of intent?
