I bought a duplex about two years ago that should have cash flowed about 450/mo. However, after trash tennants and non-paying tenants (I even used a local property management company) I have lost thousands (repairs, utilities, etc.) I tried to list them with a realtor, no one wants to list them in this market. I tried craigslist and I currently have a yard sign declaring "owner financing", all to no avail. Anybody got any other ideas how I can "unload" this unit. I owe 39K and will take that. Assessed value is 60K. Market is about 30K.

Hi, I don't have any answers for you as of yet; but I wanted to share with you that I am working on a sf house out of my local area that I own. I've too have had "trash" tenants that were deadbeats and too have spent thousands (including the mortgages I've had to keep up while I've been working on this and other props that I have) so you are definately Not alone. Keep you head up and mind working, a solution will come!

So what did you do to get through it? I am at wits end with this. They will soon be empty, again, and that means refurbishing costs before re-letting!
