Ok, I found ads in the newspaper and started contacting sellers. While making the calls, I am stumbling when it comes to asking the sellers about existing financing and if they would be willing to assist with financing. When I ask if they would be willing to assist with financing 99 percent of them say "like how?"....What do I tell them?

I would recommend that you DO NOT ask sellers on the phone if they would consider seller financing. Wait till you see the house and meet the sellers face-to-face. I learned this from many No's when I would ask too quick. Remember, you are a complete stranger on the phone. When you have met them personally, and hopefully chatted with them and built a rapport with them, then approach the topic. When they see you are a "normal" person they will be more apt to consider it than a complete mysterious stranger.

I found that the seller's information questions in the NMD workbook are very helpful. It gets all the information you need to determine if it is a good potential. From my own experience, the people are very friendly and very willing to give you the information you ask. When I asked if they would consider owner financing, they might ask for more details. However, I simply say that there are lots of ways to do it, for example, lease option. Most seller heard of lease option but not sure about the details. Most of them say, they would consider it. Then you can move on to other question about the property. At least at that point you can tell that the owner is flexible.

I was also stumbled by that at the beginning. I then went back to the NMD workbook and read more. I find that I understand it better as I am putting in action.

The more you "practice", the better you get. KEEP GOING!!

The Seller Information Froms (as Becky stated) follow a direct path. I suggest you structure the question you ask, _base_d on this form. That way you're sure to get enough information to make a valid conclusion. (Also feel free to create your own form.)
