I just did a real estate seminar and thought you all would like to read my notes. It was to a church group, so I started with _script_ures;

Wow, I so envy you Linda. I'm 30 years old, and am just starting to work up the courage to explore real estate investing. I have very little or no money to start with, and my credit is poor, (to say the least). Needless to say I've made some bad decisions in the past, and I'm weary of making another one. With so many different techniques in home buying, I don't know which way to turn. I don't even know if there is any way I can begin investing in homes with little, (and i mean little) or no money down. However i'm driven to research my options because I know if I could just figure out a way to get my foot in the door, i could be successful. Your info was very helpful, i look forward to learning more.

Jason, don't be afraid of delaying long term dreams for something that will be a stepping stone now. Start small, build equity, sell and roll that equity into another propert.
Look for lease with option to purchase. That's a great way to start.
