OK...
Knocked on the door and my biggest fear realized!
The scary "hermit guy" yelled out "WHO'S THERE? WHAT DO YOU WHANT?". I asked if he was the owner and proceeded to ask whether he was interesting in selling to which he responding by accusing me of being "one of those investors who just want to come in and flip his property for a profit!!!
WOW... that was an unforgettable experience. Well, now I'm better prepared for next time.

In the future also remember that many counties have their tax information on line so you can go to the county website and look up property tax info by address. This can be very helpful as you can often get names and billing addresses.

This can definitely happen... Now it's about trying to learn from that experience and diffuse the situation when/if it happens again. There are some people out there that are not easy to deal with, practice makes perfect, but even still - some people just aren't worth the time to try and work with. Move onto the next prospect (there's always another property out there).

Good job on getting out there though! ;D

That is awesome!!! You should be so proud that you took action. Who cares that the creepy guy yelled out the door. You are now one step closer to a deal and on top of that...you have a funny story to share with others.
