how do get in to the market with out cash or get into the no down payment thingy, very new to ths, need lots of help.

No easy answer here. Every market is different and every situation is different. You will have to do your homework... read, learn and get out and exercise what you've learned. It takes effort, but it can be well worth it.
I suggest you start with the free real estate programs on this site. Learn everything you can from every source you can about techniques and tips for purchasing (and/or selling, not sure what your goals are).
Then, take the steps that the program suggests to do one thing every day toward your goal. Find out about your local market, develop your "team", attend a local investment club meeting. Get out there and start understanding your market to find what price is a good price, what types of properties are selling, what prices properties are renting for, etc. Drive a different neighborhood every day on the way home from work. Pretty soon you will start noticing things that could be opportunities.

One way is to locate a area to invest in and while you're doing that learn about the selling prices of properties.Then locate a property in the area under valued and put the numbers together show the return on it and find a few people who are interested in being part of a investment and share the equity with them and the cashflow for putting up the down to purchase the property.Hope this will help out.

Please refer to my answer above. I can point you to the right direction, but a lot of the solution depends on you, your situation, and the market where you are looking.
Two of the many ways to get involved in real estate without a down payment are a lease option or finding a hard money lender/private money lender.
