When they're talking about No Down Payment they're talking about immediate cash out of your pocket. It's all throughout the course and individuals probably didn't want to write because everyone's assuming as though you haven't read the material yet or your question what've answered itself. Utilizing a financial institution, it's still possible but much harder to do. Most of the No Down Payment scenarios are going to come from the Sale By Owners. The Brokers or Agents that want their commissions can be offered in the form of anote spread out over a period of time to satisfy that. Most financial institutions will finance approximately 80% of the market value of a house. Therefore, you have to be creative on coming up with the remainder without dipping into your savings account. There are too many possibilities and not enough space here to satisfy the totality of your question without keeping the simplicity of the standard answer........  Read the course material and your question will be answered thoroughly. sorry I couldn't give you more.....

To Sewgitfted. Thanks for the info. You told me exactly what I was looking for! I appreciate your response and helpfulness. I learned a lot from the course materials, but some of the scenarios were so squirrelly sounding. Our area has so many people doing this same thing that is hard to find people hard up enough to try some of the techniques. I know I still have a lot to learn, but I really am trying!

Don't feel bad i recieved my program and i am still confused on it too I don't know How to even get started I tried to make a phone call like carleton sheets says in the program and i did the same way as that and one of the phone calls i made and i was really nice about it he refused to give any information asked on the "SELLER'S INFORMATION FORM" so i was like ok thanks for your time and hung up and he was not a nice person and i was even nice about asking for the information that it asks on the Information Form and so i just marked Inflexible and let it go so i am a little IFFY about this program of how it would benifit me and everything. I am just confused on how to get started on the right track Can anyone give me some advice please?

Hi Jessica (again ),

Just remember that one person that isn't nice doesn't necessarily mean everyone is that way. This is a numbers game... need to call a lot of people. However, we don't always need ALL the info on the seller info form... Try and structure your conversation to be more conducive to creating a rapport. If you just start asking questions without the seller understanding where you are coming from, or feeling uncomfortable, they probably aren't going to talk too much... That's not what we want. Try to create a rapport by talking to them about other things as well (weather, schools, sports, etc).

You are really looking for someone that is willing to be flexible... that usually means they need to be motivated. Some are not going to be that motivated, and some will. Just keep talking to people. You will learn rather quickly I think! Just keep in mind that I don't need to know right then and there whether or not they are willing to finance me (that's what a lot of these questions are geared towards).

On a side note, have you checked your credit situation? We can easily combine some bank financing and seller financing.

I tried doing that Matt but it didn't work so i don't know if i am heading in the right direction of doing this or not any other advice you can give me would be highly appreciated alot. and i kinda little confused on what you mean by rapport what does that mean i have listened to audio tapes and watched the video and read the manuals and its so confusing to me for some reason i am not totally understand what i am doing or if i am doing it the right way or not? Please help please......

Hi Jessica,

It is bound to be uncomfortable for the first little while... but you have to keep at it.

A loser is someone that fails and stops... A winner is someone that fails until they succeed. (this is a saying I've heard, not a reflection of anyone I know or talk to)

The point that I'm trying to make is that it's okay to make mistakes... Make them, make lots of them. Just make sure that you learn from them. No one is perfect, so don't expect everything to go perfectly. Make adjustments as you go, and just keep at it.

Rapport : Relationship, especially one of mutual trust or emotional affinity.

Basically it's just trying to get the other person (in this case the seller) to trust you. Just trying to build up a relationship.
