My wife and I purchased the no money down program in late March 2009. we are have read the books two times all ready and we are going to go through it again. We have contacted a real estate attorney, realtor, financial real estate broker. We talk to the broker last week he had told us that with the new laws in effect banks are only lending 75% of the loan and that we are required by the bank to put down the other 25%. That means we need to put down our own cash...therefore this in not a zero down scenerio. For instance, if we find an owner that will not hold 100% of the mortagage we are going to comeup with difference. Does anyone have any solutions to this issue? We are in NJ...we are looking for multifamilies in Passiac County. The average multi family is about 300K, so if the seller would hold 200K the bank will only give us 75k...we would need 25K of our own money...We like some advise asap

You could borrow from a line of credit, or create a 2nd mortgage on the property and find an investor. You could ask the seller to hold the entire first and/or a second (the terms of the second could be different than the first). Or, you could find another bank who will loan you more or a private lender who will loan you more.
Or, you could borrow that $25K from a HELOC on your own home, or another personal line of credit. You could sell an asset you own, or mortgage an asset you own for the money. Create a self-directed IRA that could invest in the real estate. Borrow against your 401K (some will let you do it, but rules vary).
Obviously, if you were going to borrow the $25K from another asset you own, the deal must be good enough to cover the payment.
These are just a few ideas. Maybe they will work for you, maybe not. But if the deal is good enough, you will find a way!
