Hey everyone! Since I was the one who suggested this forum, I thought I'd make the first post!!

Let me share a little about what I have been doing to set up the "biz"....

My husband and I brainstormed some names for the company; we have decided on "Front Porch Properties, LLC". Obviously, you can tell by the name that the business structure we have chosen is an LLC (limited liability company). There is another company in another state by the same name, but I don't feel as though we will be dealing in that area (we are in Maine).

I have begun creating a website for folks to find us; that is part of my marketing plan. Other avenues I plan on utilizing are flyers, ads in local papers, and a direct mail campaign. We want to help average-income, average-credit families get into houses by opening up some creative financing techniques for them. What I hope to be able to do is become an "expert" in my area on what's available...to keep purchasing homes and matching them with nice families....I think someone mentioned the term "bird-dogging"? But taking it one step further and helping them by purchasing the home, then selling it to them with creative terms.

Next week I am attending a seminar about small business issues, financing, taxes, etc....I'm really looking forward to it! I have been studying several marketing and business plan books; although we are starting out small, I like the way these books have made me think deeply about what I really want to do with this venture!

Ok enough about ME....let's get this forum buzzing!

Wonderful suggestions and info. I look forward to reading many posts from you folks.
Nice topic choice. I am tired now but I will actually try to add something of consequence in the next day or 2. I have been studying and working this course night and day because it is so great.

An easy way to help people is this. (You'll make money too).  Buy a property and offer creative financing.  Find a local bank you can work with that is flexible.  Almost anyone can get a loan but the down payment may be high.  You owner finance the down payment and closing costs. (Creative kind of  :)  Now a person who didn't think they could ever get a house actually gets one no money down and you make a couple hundred a month on the second note.
