There are several instances where a real estate appraiser can be beneficial or even necessary. If you are disputing the value of your home for tax purposes, you may want to get a qualified appraisal. If you are purchasing a home, an appraisal will give you a good idea of the value of the home which will assist during the negotiation process. If you are selling a home it is important to ensure a fair asking price that is neither too high nor too low and an appraisal will help determine that. In order to get an appraisal you will need to hire a real estate appraiser. However, as in any industry there are good ones and bad ones. So, how do you find a reputable real estate appraiser?

You will need to resign yourself to doing a little bit of research before hiring an appraiser. It may seem like a hassle but a little due diligence in the beginning can save you a lot of headaches in the end. Make sure you know what to look for in an appraiser and what questions to ask. Here are a few tips designed to help you find the most reputable real estate appraiser you can:

  • Shop around. You want to research several appraisers before making a final decision. Most cities have hundreds of appraisers, so get at least three quotes.

  • Make sure the real estate appraiser is licensed in the state in which the house or land resides. Check local records to make sure there are no red flags on the record and that the appraiser is in good standing and current.

  • Make sure the appraiser is a neutral third party and has no ties to your lending institution or the seller or has any other conflicts that may affect the fair appraisal of the property.

  • Get references and check them. If you have friends or family who have used and been happy with a particular appraiser, start with them, but do not make a decision based solely on a personal reference.

  • Get it in writing. Make sure you know what the real estate appraiser will provide and at what cost. Get this information up front and make sure you get everything you are paying for.

  • Trust your instincts. If you have a bad feeling about a person, do not discount that feeling just because you cannot pin-point the source. It's better to move on to another real estate appraiser than be sorry afterward.
